Washington
Where the team started. Still answering the phone.
Steve Knox has been originating mortgages in the Puget Sound for 23 years. Mill Creek, Lynnwood, Everett and Seattle are at the heart of our Washington business and many of our longest client relationships. This is where we learned to work the files this market produces: high prices, complicated compensation, and offers that have to be strong on day one.

What’s different about buying here
Washington closings commonly run through an escrow company. We coordinate with escrow and title so there are no surprises on the closing statement. Higher-cost homes can call for jumbo financing, but whether your loan is conforming or jumbo depends on the loan amount and the applicable county limit—not the home’s price alone. Many Washington borrowers also have restricted stock, bonuses or other equity compensation. We review the documentation and explain which income may qualify for your program; stock options and RSUs are not treated interchangeably.

The Knox Commitment
Five things we promise.
In writing.
01
A real preapproval in five days.
Within five business days of deciding to work with us, your file has been reviewed by an underwriter, not just run through software. Your letter means something to a seller because the hard questions were already asked.
02
A fresh letter for every offer.
Each time you write an offer, you get a letter tailored to that price and that property. Then we call the listing agent ourselves, so they hear from a lender who has already seen your file.
03
Evenings and weekends.
Houses go under contract on Sunday afternoons. We answer on Sunday afternoons.
04
Two people who know your file.
Steve and Aubrea work every loan together. If one is in a closing, the other picks up. You will never hear "she's out today, can I take a message."
05
The number before the commitment.
Rate, fees, and payment in plain language before you sign anything. If a smaller loan or a different program serves you better, we say so.
Thirty-plus years of combined experience. Thousands of closings. One phone number that gets answered.
Call Steve. He’s been picking up for 23 years.
