For Real Estate Agents
Your buyer’s letter should be worth the paper it’s on.
You’ve had a deal fall apart in week three because the lender’s “preapproval” was a credit pull and a phone call. So have we — on the other side of it. Here’s how we work, written for the person whose commission depends on the financing holding.
What our preapproval means
Before we issue a letter, an underwriter has reviewed the file: income calculated, assets sourced, credit reviewed, and the conditions that would normally surface in week two already identified. It usually takes five business days from the time the buyer commits to working with us. When you see our letter, the hard questions have been asked. What’s left is the property.
What happens when your buyer writes an offer
You get a fresh letter for that price and that property, the same day where we can. Then we call the listing agent ourselves. A listing agent who hears directly from the lender that the file is underwritten weighs that offer differently, and in a multiple-offer situation it has made the difference more than once.
How we communicate
You’ll get a status update at each milestone — appraisal ordered, appraisal in, conditions cleared, clear to close — without having to ask. If something comes up that could affect the timeline, you’ll hear it from us the day we know, not the day before closing. We work evenings and weekends because that’s when your buyers write offers, and there are two of us on every file so you’re never waiting on the one person who knows it.
Closing on time
Our operations manager, Caleb Sievers, runs every file from application to funding and coordinates directly with the closing attorney or escrow company and with title. The closing date in the contract is the date we work backward from, and it’s the date we hit.
The loans you’ve been told can’t be done
Self-employed buyers whose tax returns understate their income. Jumbo buyers in Mountain Brook, Vestavia, Bellevue, and Kirkland. Retirees qualifying on assets. Investors using rental income. Buyers another lender turned down. If you have a client who’s been told no, send them to our Second Look and we’ll tell them plainly within two business days whether it can be done.

Introduce a buyer
We don’t buy leads. Our business comes from past clients and the agents and friends they send us, and we earn the next one by closing this one.
